News From IronOaks at Sun Lakes

Message from the President

Gary Market

Our initiative to evaluate our facilities for improved and additional uses, such as a park, fitness, pickleball, parking issues and more, has passed its first hurdle, that being the preference survey. All of the surveys are in and being reviewed to be put into report form. As announced previously, we will then complete the gathering of updates from our various interest groups. That will be Phase 1. Phase 2 will be the report to the board of those findings and then the board’s preliminary assessment of a going-forward plan. It will obtain evaluations from various planners, architects and engineers about how the initial board preferences might fit within our campus, whether any should be consolidated, what permitting and other governmental considerations need to be considered and ballpark costs for the several options. Phase 3 will be the board’s review of all the accumulated information, considered together with our financial options and constraints, changes of use, if necessary, timelines and more, to end up with a going-forward plan. That plan will then be finetuned for costs. The final phase will be implementation of the plan.

The Association has been notified that it will soon undergo a sales tax audit for the years 2012, 2013, 2014 and 2015. To the best of our knowledge, this is the first time we have been so honored. That being the case and because of the turnover in key accounting and management positions over the past few years, we have limited knowledge about the years in question or the audit process and so have engaged, or are about to engage, the services of a first-class CPA firm and a top-notch tax law firm to advise us. We are told these audits often take several months. That is all we know and, frankly, there will not be regular reports for obvious reasons.

The final group of committee reports will happen today which means that all committees will have reported to the board and membership in the past three months. We hope those reports encourage you to become involved in the very important committee process which provides community feedback to management and the board.

Coming up on the board’s to-do list, in addition to the usual busy agenda items, are the annual review of our insurance coverage and needs – probably in August – and then the beginning of the budgeting process – probably in September.
