News From IronOaks at Sun Lakes

General Manager’s report

Faye Stone, General Manager

Completed Projects in the last 30 days:

New reserve study software was purchased as our prior program was having issues retaining changes, which caused inaccurate information.

We have added two new advisory groups (Patrol/Gates and Activities) and they met for the first time in September.

We have completed work on the four major monument signs at Oakwood.

We completed the increased wall height around the Oakwood kiddy pool due to revised code standards for 2015 and the wall was repainted.

New TVs have been installed and Direct TV has been hooked up at Ironwood.

Wadsworth re-graded the golf practice area and replaced sod. The area is available for play.

The Patrol/Gates and the ALC offices have been relocated within the Arts and Crafts building. Homeowners will now be able to acquire most permits Monday through Friday from 8:00 a.m.–4:00 p.m. This was accomplished without adding any additional payroll expense by utilizing our current staff better.

Current Projects:

The gas lines for the Voax and Halley pools have been completed. The county inspected the lines on the 23rd. Southwest Gas will install the meters and the pools were ready October 1.

New menus and pricing for banquets are nearing completion. An employee training program will begin for current and future staff.

The Lakes golf course renovation project began May 11 and at this time is 97 percent complete.

We are currently working on the new calendar of activities for the upcoming 2015-2016 season.

We hired an architect to create design plans for the Oakwood bar and restaurant. We should have preliminary designs and cost estimates soon, and a workshop will be scheduled to present to homeowners for comments and questions.

We began work on the seal coating on August 4 and was completed by the end of September.

We are currently working on our new information monitor system to be placed around the clubhouses.

Work began on June 22 on the conversion of the clay tennis courts at Ironwood to post tension, replacement of all light fixtures and fencing. We are awaiting punch list items to be completed.

We began repairs on the large fountain on the Palms Lake No. 7 at Oakwood.

We will be purchasing the new software for work orders and preventative maintenance. This system will be used to track progress of work orders and help prolong the life of our equipment.

An RFP was published requesting quotes which were due September 25 for the new dishwashing area, which includes a new dishwashing unit, repair to existing walls and modifications to give direct access to the Ballroom.

We are installing new fiber optic cable to Ironwood and the maintenance yards at no cost. This will help alleviate the computer and phone issues we are experiencing.

We began the 2016 budget.
