Notice to Palo Verde homeowners: 2018 Road Maintenance Project

Palo Verde Road Management Inc., as a part of its long-term maintenance program, has contracted with Swaine Asphalt Corporation to perform road crack repair and sealing of certain streets and cul-de-sacs in our community. The sealer is asphalt based and is sprayed onto the existing surface in two coats. Depending on the temperature, drying time will take approximately three hours for each coat. It is expected that this scheduled work will start during the second week of April and finish by April 20, 2018.

During this work, residents are asked to be aware of the following: Vehicles should not be parked on any of the affected streets during the scheduled maintenance work. Vehicles parked on these streets may be subject to towing at owner’s expense. Notify your gardening or other contracting services to perform their services before or after the maintenance project is completed, and to be aware of the parking restrictions during this time. If possible, have deliveries such as furniture/large appliances or packages delivered before or after the scheduled work. Avoid driving or walking on the asphalt-based coating until it is completely dry (approximately three hours), or it may track into the garage or house. On garbage pickup days, receptacles should be placed on that side of the street where the sealing has already been completed the previous day or across the street from where it has been scheduled. On garbage/recycle days, the contractor will try to move any containers to the open end of the cul-de-sac. Emergency services to the community will not be restricted and will continue to have full access and use of all entrances, streets and cul-de-sacs.

Prior to the work, the Contractor will post signs advising the day and time the work is scheduled to start in that specific street area. Signs directing traffic will be set up the Friday before work begins. Cones dividing the street into driving lanes will be used, and a map showing the schedule of when streets and cul-de-sacs will be affected will be posted around the community. Security personnel will be available at the Michigan and San Tan Gates to answer questions and direct traffic during the approximately 11 days this project will require. It is important to note: The seal coat cannot be applied if it rains or if temperatures drop below 65 degrees. If it does rain, the Contractor will continue the following no rain day as scheduled. Any days cancelled because of weather will be rescheduled to a later date, and the contractor will keep moving to the next location as scheduled on the map.
