Message from the President
Anne Montgomery
The CWPV Board of Directors has approved and adopted a revised and simplified Dress Code for our facilities. While the fundamentals remain in place, redundancies have been removed, reducing the document from five pages to 1-1/2 pages. We urge all our CWPV homeowners and renters and our visitors from Sun Lakes Country Club and IronOaks to familiarize yourselves with the changes to our Dress Code. Please remember that it is your responsibility to inform your visitors and guests of the proper attire. The new Dress Code is posted at our Food & Beverage venues, the Pro Shops and on our website.
Fitness Activity Center (FAC) update: The HOA received approval of the Plan of Development (POD) for the new facility on August 31. Bid openings were held on September 4, and a contractor was selected. The contract was submitted to our Board of Directors for approval at the September 26 Board meeting. This represents a major step forward. It looks like we will be able to maintain the original timeline for beginning construction mid-October/early November, with completion 10 months thereafter.
Congratulations to Makenna Naughton, Employee of the Month. Makenna has been employed as a cook in the Palo Verde Food & Beverage department for almost a year. She is a model employee with a positive attitude, supports her team and makes sure that the kitchen is always ahead of the game. Many thanks to Makenna for her hard work and best wishes for her continued success.

Call to Order: President Anne Montgomery called the meeting to order at 3:00 p.m. in the Saguaro Room. She stated the meeting was being recorded for the accuracy of the minutes.
Pledge of Allegiance: Secretary Gay Zawatski gave a biography of the military and professional career of Bill Carpenter, U.S. Navy. Bill Carpenter was thanked for his service and led the audience in the Pledge of Allegiance.
Approval of the July 25, 2018, Board Meeting Minutes: President Montgomery called for the approval of the July 25, 2018, Board Meeting Minutes. Roger Beagle made a motion, seconded by Hank Unck, to approve the July 25, 2018, Board Meeting Minutes. The floor was opened to Board and homeowner comments. There was no discussion. Motion carried unanimously.
President’s Message: President Montgomery discussed the double challenges Management will be facing with regard to the 2019 budget, the rising material costs and the voter mandated minimum wage increase that directly affects the ability to hire and keep qualified personnel. We have just finished reviewing the Managers’ initial budgets and commend them on their thoughtful hard work. A good start has been made and now the job of balancing resources will continue to be ready for our October budget meeting.
Employee of The Month: President Montgomery announced that McKenna Naughton is our Employee of the Month for August. McKenna has been employed as a cook in the Palo Verde Food and Beverage Department for almost a year. She is a model employee with a positive attitude, supporting her team and making sure the kitchen is always ahead of the game. Congratulations, McKenna, and thank you!
Treasurer’s Report: Treasurer Woody Neiman presented the July 31, 2018, Financial Summary. A detailed report will be available for viewing in Homeowner Services. Roger Beagle made a motion, seconded by Gay Zawatski, to approve the July 31, 2018, pre-audited Financial Report. The floor was opened to Board and homeowner comments. There was no discussion. Motion carried unanimously.
Committee and Task Force Reports:
The following Committees did not meet in August: Architectural Compliance, Audit & Finance, Communications, Election Committee, Facilities & Grounds, Food & Beverage, Golf, Recreation and Safety, Security & Access.
President Montgomery asked Ed Schauble if the Audit & Finance Committee will be meeting in September. Mr. Schauble responded there will be no Audit & Finance meeting in September and that they would be meeting October 4.
The ACC Committee did not meet in August. Mr. Unck reported that there were 76 permits in the month, one permit was denied, 11 permits require follow-up.
Project Reports:
Fitness Activity Center Project: Mr. Hicks reported that the Plan of Development (POD) should be approved within the next few days. In late July, the construction plans were submitted to Maricopa County. The plan submittals have been accepted by the County. The invitations to bid were sent out to five qualified contractors the first of August. Three and possibly four of these firms will not be bidding because they are too busy. The sealed bids are required by August 30. The bid opening is scheduled for Tuesday, September 4. The schedules continue to slip a bit; however, if we get the construction plans approved in a timely manner, late October/November, we will begin construction in late 2018 with completion 10 months later. We continue to wait for the County, but we will be ready as soon as we receive the approved plans. The floor was opened to Board and homeowner comments. A homeowner asked if only one bid was received, would we proceed or go out for additional bids. Mr. Hicks noted that was a Board decision that would need to be made.
Management Report: Steve Nolan gave the management report. Steve noted the Facilities Maintenance, Common Area Maintenance and Golf Maintenance have been busy with cleanup after the recent monsoon storms. They have been doing a great job keeping up with the cleanup. A new steamer was installed at Cottonwood. The Cottonwood restroom project is continuing, all the tile has been installed and the cabinets will be installed next week. The work should be complete by mid-September. The Michigan pool pergola received a new ceiling, new shower controls and new tile work were installed, the pool deck was painted, and two new lamp-style lights were installed. The pool is now reopened.

Don Hicks: Thanked Bill C. for his continued service on Patrol, welcomed Pat Lynch and noted the improvement in the appearance of the lakes, noted Bill Todd has a worker mowing the PV fairways in the afternoon which is a good use of equipment and manpower.
Capital Reserve Replacement Fund Requests:
President Montgomery introduced Capital Reserve Replacement request #11, Item A.
Woody Neiman made a motion, seconded by Roger Beagle, to approve the replacement of Four (4) EZ-GO rental golf carts for the Palo Verde Pro-Shop, for $19,134.00 from A-1 Golf Carts.

Hank Unck made a motion, seconded by Gay Zawatski, to approve the replacement of the Cottonwood HVAC Unit for the Housekeeping/Courtyard Restroom Areas, for $6,800.00 from Alpine Air.

The Board of Directors agreed to place the changes to Board Policy 8-06, Facilities Dress Code into First Readings for the month of September.
The floor was opened to Board and homeowner discussion. Roger Beagle and Gay Zawatski reviewed the Board Policy changes. Bernie Kowalski asked how jeans with cut out knees was addressed. Roger read the section from the dress code with regard to this item. The dress code addresses what is not allowed in the various facilities. Motion carried unanimously.

The Board of Directors agreed to place the changes to Board Policy 10-01, Committees into First Readings for the month of September.

Ladies Coffee
Our Monthly Ladies Coffee for all Sun Lakes Ladies and guests start this month, Wednesday, October 3. The price is still $3 (pay at the door), and you’ll receive a raffle ticket, hot coffee or tea, iced tea and cookies. Coffee’s start at 10:30 a.m. on the first Wednesday of each month (October to April) except for November (it will be the second Wednesday, November 14) and January (it will be the second Wednesday, January 9). October’s coffee will include a fashion show by Bon Worth, a snippet from the Sun Lakes Community Theatre’s fall production 12 Angry Jurors and a sample of the ImproVables Show that will take place in the Saguaro Room on October 13. We will also have a Professional Palm Reader there who can tell you your future! I Can See… (future) a room filled with happy ladies in October!
Third Annual Fun Walk
All Sun Lakers and their guests are invited to walk in our Third Annual Fun Walk. The walk will start at 9:00 a.m. at the greenbelt (North Lake), across from the CW tennis courts. The event on Saturday includes: The National Anthem, a number of fun vender booths to visit, great live music, free bottles of water and more. Applications can be picked up at Cottonwood Homeowner Services or online at www.cottonwoodpaloverdefoundation.org. Your form needs to be turned in by October 12 to receive a t-shirt. The fee is still only $20. For that, you will receive a t-shirt, a goodie bag, a great Pep Rally the night before, along with a free raffle ticket for a chance to win a super gift (must be present to win). The Pep Rally will be held in the San Tan Ballroom on Friday, November 2, starting at 5:30 p.m. for registered walkers only. Come and enjoy platters of fruits, vegetables, a variety of cheeses, dessert and tea/coffee. All profits will go to the Cottonwood Palo Verde Foundation which contributes and supports all of Sun Lakes.
Oasis Dispensaries – FREE “Medical Marijuana Health Fair”
Just for Seniors
On Wednesday, October 17, in the San Tan Ballroom, the Oasis Dispensaries will host a FREE “Medical Marijuana Health Fair” from 11:00 a.m. to 2:00 p.m. Please join Dr. Joy Summers, the Medical Director at Oasis Dispensaries, for an informative presentation followed by vender booths, educational activities, certification information, food and fun.

– Learn everything you wanted to know about Medical Marijuana but were afraid to ask.

Annual Open House/Community Day
Our Annual Fall Open House (Community Days) will be held this year on Saturday, October 13, from 9:00 a.m. to noon in both the Cottonwood San Tan Ballroom and Saguaro Room. If your club/organization/class was in this event last year, you should have received your invite by email. All Sun Lakers are invited to come and Fall in Love with all the great clubs, classes, games and instructors we have here for your enjoyment and enlightenment!
Halloween Dinner/Dance
All you Halloween enthusiasts, get your costumes ready for another scary, but fun-filled night. Wednesday, October 31, will be here soon, and the $20 tickets are on sale for the best Halloween Dinner/Dance in town. It is not mandatory to wear a costume, but there will be great prizes given to the winners for the scariest, the best couple, the funniest and the most original costumes. This year, we will have two Professional Palm Readers who will read your palm and tell you your future! Doors open at 5:00 p.m., buffet will be served from 5:30 to 6:30 p.m. and dancing along to some great tunes with DJ Jamal from 6:30 to 9:30 p.m. Menu includes beef ribs, chicken wings, chili station, harvest vegetables, selection of salads and a selection of desserts.
Annual Impersonators Show – 2019
The Annual Impersonators Show for 2019 will be “Duets.” This includes Liza Minnelli, Cher, Elton John and Tom Jones. What a great show this is going to be! The date is set for Thursday, March 7, 2019, in the San Tan Ballroom. The $20 tickets go on sale Wednesday, November 7, 2018. Doors open at 6:00 p.m. for a 7:00 p.m. show. If the 7:00 p.m. show sells out, only then will we open a 3:00 p.m. show.
FREE Annual Christmas Golf Cart Parade and Show
It’s never too early to start planning your holiday events. Mark your calendars now for Friday, December 7, to attend Cottonwood Palo Verde’s FREE annual Christmas Golf Cart Parade and Show. As always, we will start at Palo Verde Country Club for some good ole hot turkey soup, crackers and drinks. Santa, Mrs. Claus, daughter Joyce, Elves Bud and Julie and Sonja the Snowman will be there. Bring your cameras for some great photos. We’ll enjoy professional Christmas singers and lots of beautifully-decorated golf carts. Prizes will be given to 1st, 2nd, 3rd and 4th. When it’s time (approximately 6:15 p.m.), we will all be escorted to Cottonwood’s San Tan Ballroom by our ever-ready and loyal Sun Lakes Sheriff’s Posse. At the ballroom, you’ll be treated to FREE hot cocoa, hot apple cider, hot coffee and cookies. The Christmas show will start at 7:00 p.m.
Sun Lakes Community Theatre’s The ImproVables at Cottonwood
Sun Lakes’ own improvisation troupe will be performing in Cottonwood’s Saguaro Room on Saturday, October 13. Dinner at 5:00 p.m. will include loaded baked potato bar with sour cream, bacon, cheese, butter and chives, a salad bar (ranch or balsamic dressings) and assorted cookies. The price for the show and dinner is $20. Tickets are on sale at Cottonwood’s Homeowner Services.
Hamilton High Football Games
There are only two Hamilton High football games left this season. Homeowners will be picked up at our Cottonwood flagpole (by the library) at 6:00 p.m. each game. There is no cost for the school bus ride or the game ticket. Please sign up for the games at Cottonwood’s Homeowner Services. The last two games are on Fridays!

The Bike Shop

FREE Exercise Equipment Classes
Personal Trainer Deryk Garmanian and his assistant/homeowner Brenda Waara will be instructing, at no cost, a Weight Room & Equipment Orientation Class for Cottonwood and Palo Verde homeowners in the Ladies Fitness Center from noon to 1:00 p.m., for both men and women, on the third Wednesday of the month. Scheduled dates: October 17, November 21 and December 19
Healthwaves Lab Screenings and Testing
Healthwaves will be available for testing in Cottonwood’s Paint Room (A-7) from 8:00 a.m. to noon on the second Monday of the month. They also handle Flu Shots and Pneumonia Shots. 2018: October 8, November 12 and December 10
Rover’s Rest Stop
Mark your calendars and tell all your friends that Rover’s Rest Stop’s Meet & Greet Adoptions will be held on the second Saturday of each month. In the summer months, they will be in Cottonwood’s A-6 (Dance Room) per weather conditions, from 9:00 a.m. to noon. Here’s a great chance for you to bring home an adorable new family member.
