Dear Homeowners:

Goodbye, 2018, you were great!

Cottonwood Palo Verde’s 40th year was a busy and productive one with many projects, both large and small, completed. Some of the highlights are the much-anticipated expansion and remodel of the Cottonwood Bar and Grill restrooms; new signage placed at the main entrance across from 99th Drive; technically up-to-date gate arm control units installed at both the Michigan and San Tan Gates; the Palo Verde dining room new banquet tables and chairs and the PV lounge tables, chairs and barstools; the Sisk Park Putting Green completely overhauled and synthetic turf installed; the continuation of tee box leveling at both Cottonwood and Palo Verde golf courses; replacement of the point-of-sale computers at both restaurants with more efficient up-to-date units; the continuation of additional landscape lighting at both CW and PV; new lighting for both the tennis and pickleball courts (we should note that all new and replacement lighting is LED); a fountain installed in North Lake as part of the long-range plan for weed and algae control; a revised and updated Dress Code approved; and the construction of the new Fitness Activity Center which began on November 14. This list of project highlights does not overlook the daily dawn-to-dusk tasks that are performed by our facilities and grounds personnel – they keep Cottonwood Palo Verde polished!

Fitness Activity Center (FAC) Update: Site preparation is well underway. In December, the concrete footings, steel templates, utilities brought to the site and underground plumbing and wiring were completed. This month, the building’s concrete floor and site footing will be done according to the contractor’s construction schedule. Photos of the construction progress are updated weekly on the website. Please remember that you may not enter the construction worksite, as it is unsafe and may impede construction.

Congratulations to Bill Kohlmann, November Employee of the Month. Bill is employed as a maintenance technician, and his skill set and knowledge of different fields of construction have made him an integral part of the maintenance team. With the changes in maintenance personnel, he has stepped up and taken the lead in multiple projects. Bill is reliable, and his attitude has a positive influence on the rest of his team. He gladly shares his knowledge, ideas and techniques with his co-workers. Thank you, Bill, for your contribution to our community!

Ladies Coffee

All Sun Lakes women and guests, please come join us at our monthly Ladies Coffee. The price is still $3 (pay at the door), and you’ll receive a raffle ticket, hot coffee or tea, iced tea and cookies. Coffees start at 10:30 a.m. on the first Wednesday of each month (October through April) except for January (it will be the second Wednesday, January 9, 2019), and that Coffee will include the Calle Rose Fashion & Trunk.

Annual Impersonators Show – 2019

The Annual Impersonators Show for 2019 will be “Duets.” This includes Liza Minnelli, Cher, Elton John and Tom Jones. What a great show this is going to be! The date is set for Thursday, March 7, 2019, in the San Tan Ballroom. Tickets are still only $20. Doors open at 6:00 p.m. for a 7:00 p.m. show. We have now opened a 3:00 p.m. show – doors will open at 2:00 p.m.

Radiant Complexions Dermatology – FREE Skin Cancer Screening

Now that summer is over, RC (Radiant Complexions Dermatology Clinic) will be performing FREE Skin Cancer checks again, by Dr. Joseph Allgeler, in the A-9 (Phoenix Room) from 8:00 to 11:00 a.m. on a first come, first served availability on these days: January 9, February 13, March 13, April 10 and May 8.

Spooner Physical Therapy FREE Monthly Classes

On the third Wednesday of each month, Spooner Therapy will be in the A-9 (Phoenix Room) at 8:00 a.m., conducting FREE informational classes each month on different health topics.

FREE Exercise Equipment Classes

Personal Trainer Deryk Garmanian and his assistant/homeowner Brenda Waara will be instructing, at no cost, a Weight Room and Equipment Orientation Class for Cottonwood and Palo Verde homeowners in the Ladies Fitness Center from noon to 1:00 p.m., for both men and women, on the third Wednesday of the month. The next scheduled date is January 16, 2019.

Healthwaves Lab Screenings and Testing

Healthwaves will be available for testing in Cottonwood’s Paint Room (A-7) from 8:00 a.m. to noon on the second Monday of the month. They also handle flu shots and pneumonia shots. Date: January 14, 2019

Rover’s Rest Stop

Mark your calendars and tell all your friends that Rover’s Rest Stop’s Meet & Greet Adoptions will be held on the second Saturday of each month. In the summer months, they will be in Cottonwood’s A-6 (Dance Room) per weather conditions, from 9:00 a.m. to noon. Here’s a great chance for you to bring home an adorable new family member. Call to Order: President Anne Montgomery called the meeting to order at 3:00 p.m. in the Saguaro Room. She stated the meeting was being recorded for the accuracy of the minutes.

Pledge of Allegiance: Secretary, Gay Zawatski, gave a biography of the professional career of Bill Kohlmann. Bill was thanked for his service and led the audience in the Pledge of Allegiance.

Approval of the October 30, 2018, Board Meeting Minutes: President Montgomery called for the approval of the October 30, 2018, Board Meeting Minutes. Woody Neiman made a motion, seconded by Bill Greer, to approve the October 30, 2018, Board Meeting Minutes. The floor was opened to Board and homeowner comments. There was no discussion. Motion carried unanimously.

President’s Message: President Montgomery thanked Bill for his service. She noted November has been an eventful month and congratulated everyone involved in the organization of the 40th Anniversary celebration, congratulated F&B for a wonderful Thanksgiving dinner and having a banner month. She noted earthwork has started on the Fitness Center site and additional fish have been added to the 5 Lakes.

Employee of the Month: President Montgomery announced that Bill Kohlmann is our Employee of the Month for November. Bill has been with the Maintenance Dept. since May 2017 as a Maintenance Technician. His skill set and knowledge of different fields of construction has made him an integral part of the maintenance team. Bill has stepped up and taken the lead in multiple projects. Bill is reliable and comes to work ready to achieve the day’s goals. His positive attitude is a good influence on the team. He gladly shares his expertise, ideas and techniques with his fellow coworkers. It’s a pleasure to have Bill on the maintenance crew.

Treasurer’s Report: Treasurer Woody Neiman presented the October 31, 2018, Financial Summary. A detailed report will be available for viewing in Homeowner Services. Don Hicks made a motion, seconded by Bill Greer, to approve the October 31, 2018, pre-audited Financial Report. The floor was opened to Board and homeowner comments. There was no discussion. Motion carried unanimously.

Committee and Task Force Reports:

Architectural Compliance Committee: The report was given of their meetings held on November 6 and 20. Among the subjects discussed at the meeting were: 127 permits were approved and 0 denied. Their next meetings are December 4 and 18 at 8:30 a.m. in the Paint Room (A-7).

They have one (1) recommendation for the Board: 1) to place AC Guideline Page 25, Item 30 (Storage Facilities) into First Reading.

They have no recommendations for Management.

Project Reports:

Fitness Activity Center Project: Mr. Hicks reported the final building permit was received November 16, and the site earthwork began November 18. The rough grading should last one week. The building pad is ready for the footings, and the steel is on site. The first inspection, foundation, is anticipated next week. The construction trailer will be on site by the end of the week. Completion is expected to be mid-October to the end of October, 2019. Homeowners are not allowed on the site.

Management Report: Steve Nolan gave the management report. Mr. Nolan thanked the Food & Beverage, Facilities and Maintenance, Common Area and Golf Maintenance Departments for their preparation, time and teamwork regarding the 40th Anniversary celebration. New 911 signs have been installed throughout the community, HVAC systems have been checked, Christmas decorating started, the sauna heating unit in the men’s fitness center was installed, fish have been added to the lakes which will hopefully stop weed growth and keep the lakes healthy.

Capital Reserve Replacement Fund Requests:

President Montgomery introduced Capital Reserve Replacement request #11, Item A.

Hank Unck made a motion, seconded by Gay Zawatski, to approve the installation of 1,600 tons of 3/8” pink coral rock at the CW Golf Course where rocks have been washed out due to rain, for $18,774.40 from Source Sand & Gravel. President Montgomery introduced New Business request #16, Item H.

Don Hicks made a motion, seconded by Bill Greer, to approve Fitness Center, Farnsworth Construction, Change Order #1 totaling $13,216.93 regarding removal, load and disposal of an additional 600 cubic yards of material for the site. The floor was opened to Board and homeowner discussion. Don Hicks noted the Change Order is the result of lowering the building grade to resolve County requirements. Motion carried unanimously.

President Montgomery introduced New Business request #16, Item J.

Don Hicks made a motion, seconded by Bill Greer, to approve Fitness Center, Farnsworth Construction, Change Order #2 totaling $10,444.50 regarding the addition of a dry well required by the County. The floor was opened to Board and homeowner discussion. Don Hicks noted the Change Order is the result of a new County water retention requirement. Motion carried unanimously.

First Readings:

President Montgomery introduced First Readings request #17, Item A.

The Board of Directors agreed to place the Amendments to Board Policy 10-01, Section II, Item “F” (Exception Member) into First Readings for the month of December. The floor was opened to Board and homeowner discussion. Bill Townsend commented that Committee Exceptions should be reviewed on a case by case basis, not as a “one size fits all” and that the Committee Liaison should have the opportunity to recommend Exception Members based on specific need. Limiting Exception Members to only one could hamper Committees in doing their job(s).

President Montgomery introduced First Readings request #17, Item B.

The Board of Directors agreed to place the changes to ACC Guideline Page 25, Storage Facilities into First Readings for the month of December. The floor was opened to Board and homeowner discussion. There was no discussion.
