Having two primary bedrooms (which include an en suite bathroom) started becoming a popular amenity for luxury new builds starting in 2019, and home remodeling additions to create one soon followed. It wasn’t always for guest purposes. Some were for a married couple to have a his and hers bedroom because of different sleeping schedules or medical issues (i.e., snoring, apnea). Being well rested makes for a happier, healthier spouse! Here are some more benefits of creating a dual primary bedroom home:

An addition can be more doable than a casita. You may not have the space for a casita but could do an addition. An addition to create a second master bedroom can cost an average of 25% less than building a guest house.

Have that dream bathroom and closet. Master bathroom remodeling often needs to remain within the original footprint. An addition gives flexibility to have the custom bathroom and closet of your dreams. You could easily include a large shower, a separate tub, and a larger closet!

Create a hotel-like suite. Have a primary bedroom with a seating/living area with a TV and a wet bar for family needing to live there, for a caretaker or roommate, or for a personal splurge.

Include aging-in-place elements. Increase safety with strategically placed grab bars, a no-threshold walk-in shower, and in-floor radiant heating to eliminate the need for rugs, which are also a trip hazard. You can make it wheelchair-friendly with sufficient turn space, toilet accessibility, and include a shower bench and hand-held shower to extend at-home living.

Add an attractive marketable feature. It is always a good investment to add such a desired feature as a well-designed second primary suite. Most likely, it will include a better closet, an additional bathroom, and more square footage. It can set your home apart when it is time to sell!

Having dual primary bedrooms does give many options for changing needs over time, from providing comfort and privacy for visiting or long-term guests to giving the homeowners the option of a better designed bedroom to share, or each having one’s own bedroom. It can be for creating a home with living quarters for two single adults (e.g., family members, good friends) who want to afford a nicer house and not live alone.
