Your board of directors takes its fiscal responsibility seriously. Working closely with management, we build a budget that allows IronOaks to deliver exceptional amenities, well-maintained facilities, quality food and beverage options, and engaging activities—while continuing to fund critical capital projects.
Our 2026 budget includes a 2.5% annual assessment increase, equal to $75 per home per year ($6.25 per month). Importantly, all of that increase—and more—is directed to our Reserve Fund. In fact, operations will receive less assessment revenue than in 2025.
Our Reserve Fund ensures we can repair and replace community assets such as buildings, roads, pathways, HVAC systems, and the resurfacing of pickleball and tennis courts when needed. As one of the largest communities in the Valley, maintaining strong reserves is essential to our long-term financial stability.
While other communities near us may be working to strengthen their reserves, IronOaks is already in a solid financial position. We remain committed to protecting that strength and preserving the value of our community.
Project Updates: 2026 will bring several exciting projects:
• Renovation of the Community Facilities Maintenance Center, located just outside the Champagne gates. This project will be funded primarily through Operations, with support from the Reserve Fund. Work is expected to begin within the next month or two.
• Installation of new monument sign samples throughout the community as we evaluate design options before selecting a final style.
• Continued work by the North Dobson Gate project team to improve traffic flow and gate reliability.
• Additional shade covering outside the Poolside order window to enhance comfort and safety during the summer months.
These are just a few of the improvements planned for 2026—your assessment dollars at work for the continued enhancement of IronOaks.
