How time flies!

Monsoon season is upon us. Lots of humidity, but not enough rain. I long for October, but until then there’s work to be done.

It’s hard to believe that just one year ago we welcomed Jim Pulver as our new General Manager. Jim brought more than 30 years of luxury resort management experience to IronOaks, along with his Six Sigma Black Belt certification and expertise in improving operational efficiency.

Over the past year, Jim has had a positive impact on our community. His leadership is helping streamline operations while maintaining the high level of service our residents expect. As the board and management begin developing the 2027 budget, we look forward to continuing our tradition of enhancing IronOaks while remaining fiscally responsible and delivering exceptional resident service.

Poolside Café Patio Cover Completed

The new shade structure at the Poolside Café is now complete. This simple enhancement will help keep residents mostly out of the sun, and more comfortable, while ordering and picking up food and beverages from the outdoor window. A bonus is that staff won’t have the sun glaring in their faces while taking those orders.

Unit 35 Road Replacement Completed

As a private, gated community, we’re responsible for maintaining the 40 miles of roads throughout IronOaks. We are pleased to report that the road replacement project in Unit 35 has been completed. The subgrade, below the asphalt, was in good shape, so we spent less than budgeted on this project. This work is funded by our reserve fund. It is part of our long-term road maintenance and replacement program, which will continue to improve our infrastructure year after year while protecting one of our community’s most valuable assets.

JW Water Update

The board has approved and signed a Memorandum of Understanding (MOU) with Cottonwood/Palo Verde and Sun Lakes Country Club to work together on fighting against the water/sewer rate increase request from Pima Utility (JW Water). By partnering with our neighboring communities, we can share legal expenses rather than bearing the full cost individually. The impact to our HOA is much larger, dollar-wise, than the impact to individual homeowners because our golf courses and common areas consume a lot of water. Regardless of the outcome of this rate increase request, IronOaks is putting together a plan to reduce irrigated areas. We started this effort a few years ago, but need to expand and accelerate the plan.

Our board remains committed to maintaining and enhancing IronOaks so it continues to be one of the best retirement communities in the Valley. Through careful financial stewardship, thoughtful planning, and transparent governance, we will continue investing in the amenities and infrastructure that make our community such a special place to call home.
