General Manager report

Completed projects in the last 30 days:

The external CPA firm has completed the audit of the 2014 financials and the filing of the amended 2013 federal tax returns and the 2014 state and federal tax returns.

We have completed the 2016 budget process and the Board of Directors (BOD) has approved the final budget.

We completed the installation of new lights on the new Oakwood monument signs.

We have completed planting fall flowers across the property. There are a few areas in which we will be replacing the soil and looking towards more permanent plants and flowers. This has been scheduled for 2016.

We removed the orange trees around the clay courts and the Oakwood pool. We planted oleanders in those areas.

A new pump and pump motor was installed at the Oakwood spa.

Current Projects:

The BOD has made a decision to go in a different direction as stated at the BOD workshop. At this time the only information I have is they are looking at a company to provide renovations and operational suggestions.

The BOD approved the purchase of a new work order and preventative maintenance software for the two new systems. The systems have been installed and training will be at the end of the month.

The architect has provided us with draft plans for the new dishwashing area which includes a new dishwashing unit, repair to existing walls and modifications to give direct access to the Ballroom. The BOD approved a contractor and work will begin on November 17 and continue through mid-January.

We have completed speed hump testing in Oakwood have moved to Ironwood. Once complete then we will provide the results and recommendations to the BOD.

We will start the first phase of replacing 12 gate controller systems in December of this year and the second phase will begin in January 2016.

The BOD approved the purchase of a new computerized AC control system and we begin work in the next few weeks.

We issued a revised RFP for the project and are currently only including the two sets of restrooms in the main clubhouse. This RFP will include everything except the tile, and then both sets of bids will be presented to the BOD to decide.

The task force and project management teams have both met to review the upcoming proposed renovation project for the Ironwood Golf Course. Once the architects have been approved we will meet to go through the designs. The pump station has had an RFP submitted and we are currently accepting bids on the project.

The card reader system has been discontinued and we can no longer purchase parts, so we will be looking into changing out our current system to a more up to date system by the end of the year.

The contractor will begin work on the Halley entrance at Ironwood. We will start with the fountain side and work our way around.
