The Remodeling Corner

Janet Cook

The National Association of the Remodeling Industry teamed up with the National Association of Realtors to survey their members to estimate the average cost of 19 home remodeling projects and the increase in market value it would bring, respectively. That information was compiled with Houselogic.com’s survey of homeowners who were asked questions to determine how happy they were with their last home remodeling project. They wanted to know, did it increase their desire and enjoyment of their home? And did it give them a major sense of accomplishment? That information was translated to a Joy Score, with 10 being the highest score.

When asked to select which was the primary reason for their home remodeling project, the top motivation was replacing materials showing wear and tear (30%), the second most popular choice was the desire to add features and improve livability (20%), followed by that it was time for a change to update the home (16%).

Three projects that earned a top Joy Score of 10 that also recovered the full cost of the investment were: refinishing hardwood flooring or adding new wood flooring and upgrading insulation. Closet renovation also received a Joy Score of 10, recouping 83% of the average cost of $6,000. Adding a home office and repainting the interior also had a Joy Score of 10, but cost and increase in home market value were not reported. The following are other popular high-scoring interior remodeling projects, their estimated cost, and cost recovery estimates:

* Complete Kitchen Renovation: estimated cost $80,000, estimated cost recovery 75%, with a Joy Score of 9.8. It is notable that 94% reported they had a greater desire to be at home after having a new kitchen.

* Bathroom Renovation: estimated cost $35,000, estimated cost recovery 71%, with a Joy Score of 9.6. The primary reason for the bathroom remodeling (for 52%) was to add features and improve livability.

* Add New Primary Bedroom Suite: estimated cost $172,500, estimated cost recovery 56%, with a Joy Score of 9.5. Ninety-three percent had a greater desire to be home with having a new master bedroom.

* Add/Upgrade Laundry: had a Joy Score of 9.5 (estimated cost and cost recovery was not included). It had 84% reporting having a greater desire to be at home with a new laundry room.

The top three exterior home remodeling projects and their Joy Score are: new siding (9.8), new vinyl or wood windows (9.6), steel and fiberglass door (9.5).

According to this 2022 Remodeling Impact Report, the overall most important result of their home remodeling project was having better functionality and livability in the home.

Happy home remodeling, Chag Hanukkah Sameach, and may everyone have a Merry Christmas!
