Completed Projects:

Work is complete on the painting and stacked stone at the Halley gate entrance. Paving will be completed after the first of the year.

The new computerized AC controls have now been installed. This system will help to lower electric and maintenance costs and help to maintain a constant temperature throughout the building.

We replaced the main pump and pump motor for the pool at the Fitness Center.

We replaced HVAC unit No. 41 at the Arts and Crafts building.

The seal coating and striping is complete at the golf and facilities maintenance yard.

Current Projects:

The Board of Directors signed the contract to hire BlueStar and they have begun work on the design plans. Once completed and approved, an RFP will be issued for construction.

The Board of Directors approved the purchase of new software for the work order and preventative maintenance systems. This system will be used to track progress of work orders and help sustain and prolong the life of our equipment. Training began at the end of November and now staff are uploading the data into the system.

Work began work on the new dishwashing station area at Oakwood on November 17 and will continue through mid-January.

All departments are currently working on their quality assurance programs. This project is to develop a standards and procedures program to ensure that we deliver consistent and quality service throughout the HOA. We have a homeowner who will be assisting us with this in 2016.

We have completed speed hump testing in IronOaks, and plan to provide results and a recommendation to the Board of Directors in January.

We will start the first phase of replacing 12 gate controller systems in December of this year and the second phase will begin in January 2016.

The task force and project management teams have both met to review the upcoming proposed golf course renovation project for Ironwood. Architects are working on the design plans. The pump station has had an RFP submitted and we will present to the BOD our recommendation in December.

The Sentex card reader system has been discontinued and we can no longer purchase parts, so we will be looking into changing our current system to a more up to date system by the end of the year.

The double doors at the end of the hallway by the Billiards room have been ordered and will be installed by the end of December.

An RFP will be issued for bidding on all the Clubhouses (three at Ironwood and five at Oakwood), all the gate houses (four), the restrooms on the golf courses (five) and the ballfield by the end of December.

Future Projects:

In 2016 we will hire an outside company to come in and inspect our roads to determine if the treatment we are doing of crack sealing and seal coasting is prolonging the life. The company will also provide us with a projected life of our roads.
