Behind the Scenes: The Team That Keeps Our Community Running

Many of the things we enjoy every day in our community happen because of a dedicated team working behind the scenes. Our Maintenance Department is the backbone of our operations, and I want to recognize the outstanding work they do.

Our two lead employees have been with our HOA for an impressive 16 and 9 years. Their experience, leadership, and commitment have helped build a strong core staff. Jim Miller, Facilities Maintenance Manager, brings experience as a general contractor, a custom furniture builder and a certified floor installer. He is currently working toward becoming CMCA Certified (Certified Manager of Community Associations). Tim “Rusty” Raines, Assistant Manager, was a self-employed remodeler and paint contractor.

The team of 28 oversees three major areas of responsibility: pools, facilities, and housekeeping. Their skills extend far beyond routine maintenance. Whenever possible, they repair problems in-house rather than outsourcing the work, saving our association both time and money while maintaining high-quality results.

From 3 a.m. until 5 p.m., seven days a week, someone is working to ensure our facilities are clean, safe, and operating smoothly. Whether preparing our amenities before residents begin their day or responding quickly to unexpected issues, they are always focused on serving our community.

In visiting with Jim and Rusty, I learned about the advanced work-order management system they use called MaintainX. This program allows maintenance requests to be tracked from start to finish. Staff can document completed repairs with photographs, giving management a clear record of the work performed and ensuring accountability and timely follow-up.

Our Maintenance Department’s dedication, expertise, and teamwork often go unnoticed because they quietly solve problems before most of us are even aware they exist. Hats off to Jim, Rusty, and their staff for their hard work, professionalism, and pride in what they do.
