Palo Verde Roads—April Construction Update

Mark Brauer, President

If your weekly travels take you to or past the Palo Verde clubhouse, then from April 5 through 7, be prepared for a detour.

Phase 2 of our 2023 projects is to remove and replace Ribbonwood Drive from Spring Creek to San Tan Boulevard. Weather permitting, the work and detour will be Wednesday, April 5, through Friday, April 7. Work area residents may not have trash or mail service on Thursday when the paving work shuts down all activity and access.

Ribbonwood work area residents are asked to park vehicles, including golf carts, Wednesday night to late evening Thursday out of the work zone. This will afford the work area residents to come and go while not being delayed or cut off, or significantly delayed by Thursday’s paving activities.

For all other CWPV residents and visitors, please alert your family and vendors to steer clear of the work area and honor the detour. Please plan to come early for dinner or your tee time, as the detour may add a couple of minutes to your travels.

Phase 1 of PVRM’s 2023 projects was accomplished the first week of February. Major cracks (over 3/8 inch wide) were filled in most of the newer pavements throughout Palo Verde. This work was in preparation for Phase 3.

Phase 3 is planned for the first week of May, weather permitting. Almost 50% of the pavements, including highly traveled areas, are all getting seal coating surface treatments. Both gates, San Tan and Michigan, as well as Palo Verde’s main arteries of Michigan, Ribbonwood south of San Tan and northeast (narrow section of) Spring Creek, as well as the San Tan and Flame Tree intersections, are all involved with seal coating. Also, nearly all the cul-de-sacs and newer pavements of Twilight Drive in the north half and Nottingham, Flintlock, and Watford at the heart of the southern Palo Verde area are also getting seal coating. So, access to and through Palo Verde will be a couple days’ challenge for everyone. The April Splash and a homeowners letter will have more specifics.

We appreciate everyone’s patience and flexibility to make these roadway improvements in Palo Verde.
